The second sale in April was in Ocean Forest. Built in 2008 and highlighted by a two-story foyer, which opens to the living room, family room, and kitchen. All have lake views, and the kitchen features a center island with a sink, a Wolf range, and Sub-Zero appliances. It has 6,562 SF, with 6 bedrooms and 7 baths. The original list price was $6,695,000. MARKET | Pricing Moves
Three Cottages are currently under contract with closings scheduled over the next 2 months. Nineteen Cottages are currently available; the newest offering is "Lowetide", Cottage 424, an 11,757 sf ocean front cottage on 18th Street with a listing price of $42,000,000. A 9,771 sf River Front listing - Cottage 509 on 46th Street came on the market in May of 2025 at $12,900,000 or $1,320/SF and has reduced the price to $10,900,000 or $1,116/SF.
Cottage 565 (Riverfront) on 10th Street, a 9,725 SF home built in 2015, was listed for $13,825,000, reduced to $9,950,000 ($1,023/SF), and is now under contract and scheduled to close in June. The median price of a Sea Island Cottage today is approximately $6,525,000 or $1,160/SF.
SEA ISLAND | Lot Sales
The Chart below summarizes Sea Island lot sales over the last 5 years. Looking back, there were a total of 49 lot sales, with 37 lots sold during the height of COVID in 2020/2022. Since then, lot sales have slowed primarily due to scarcity.
Lot values vary by view and accessibility to the beach and water. Homes and lots one back from the Ocean have sold at a premium compared to other garden-view lots. Recently, the Reserve went under contract with Ocean Front lots, reportedly going under contract for ten to twelve million each (see below).
Currently under contract and pending sale. The Reserve at Sea Island is a 50-acre enclave on the south end of Sea Island, south of the Beach Club. When completed, it will likely be four separate homesites, ranging from half-acre to two-and-a-half-acre lots. The majority of the 50 acres are set to remain undeveloped.
