New Construction Permits on St. Simons Island

In the last twelve months, there have been 106 new homes permitted for construction on St. Simons Island. St. Simons has approximately 9,000 homes. This makes annual new home construction as a percentage of existing homes just over 1 percent per year.
 
The South end of St. Simons led in new home permits with 40. The Mid North (mostly Harrington area) sub market had 36. Mid South had 17, and North end had 13 permits (5 at Frederica).
 
Given the scarcity of lots on the South End, it is surprising the amount of new home permits (40). Nine of those were Palmetto homes. The balance (31) coming from 13 different builders. Some teardowns and several new cut-in developments have allowed new construction to add value and new character to South End neighborhoods. Home values have reached 2006 highs, and I don't see this trend changing in the near term.
 
Mid North continues to see Palmetto dominate the developer market with Tabby Place in Harrington taking 10 permits; and new developments Silver Oaks (Flanagan Development) and Lake View (Ben Carter) each had 8 and 6 permits, respectively. These developments are providing new construction options starting in the high 300's to mid 500's.
 
The Mid South area is coveted for its proximity to shopping and the beaches, and has year-round residential neighborhoods sought after by full-time residents. Buildable lots that are priced right in neighborhoods like Devonwood and Wymberly are scarce. John Hodor of Seaside Custom Homes has a new 4 BR, 3.5 BA, 3,400 SF home under construction in Wymberly (see below).
